Including these details early in the process helps prevent cost overruns, design correction charges, and construction delays by identifying potential issues when adjustments can be made efficiently and affordably, and when your project remains within your financial and scheduling parameters.
Our comprehensive analysis includes a review and evaluation of zoning details, overlay restrictions (such as high-severity fire zones, historical resource designations, FEMA flood zones, etc.), building standards, development requirements, lot coverage regulations, site access and structure clearance specifications, setback requirements, grading and site work considerations, utility connections (water, sewer, electricity, etc.), as well as the creation of site and utility maps. Additionally, we conduct easement investigations, assess encroachment permit requirements, prepare cost breakdowns, and develop an estimated project timeline.

A note regarding development & impact fees:
Each municipality has its own approach and fee structure for these charges, often with minimal transparency. If you are planning a 749 sq ft plus ADU and would like us to conduct a feasibility study, we will do our best to obtain an estimate of these fees from your municipality. However, please be aware that we cannot guarantee the success of this inquiry. These fees can total several thousand dollars and are generally not included in the permit cost until the permit is issued.
A note regarding Construction pricing:
Labor and material costs may vary significantly over time. Our cost estimates are based on current prices at the time the feasibility report is prepared. Contractor pricing can be subjective; we recommend obtaining multiple quotes to ensure a fair comparison.
A note regarding electrical costs:
Our electrical service estimate component of the feasibility study includes pricing for a standard overhead installation (located 20 to 30 feet from the utility pole), electrical calculations, and new panel installation. Please note that underground utility installation can significantly increase overall costs, potentially doubling the expenses.
A note regarding new gas meters:
New gas meter installations can be prohibitively costly, often leading most clients to opt for all-electric setups for their ADUs. Pricing can be unpredictable, and PG&E's customer service is often unresponsive and difficult to reach for pricing information. Additionally, recent updates to the Energy Code have made compliance with gas appliance installations more challenging. As a result, we prefer to recommend all-electric installations and do not include gas meter installation in our pricing.
